Sani Resort is a self-contained luxury estate on the tip of the Kassandra peninsula in Halkidiki, northern Greece. The complex spans roughly 1,000 hectares of pine forest, private beaches, and a working marina - making it one of the largest resort complexes in Europe. Within the estate operate five distinct hotels, 30+ restaurants and bars, a marina with boat charter and sailing school, and an open-air amphitheatre that hosts the annual Sani Festival each August.

The five properties cover a range from all-inclusive family resort to adults-only boutique hotel. They share the estate’s infrastructure but operate independently - guests at one hotel can access the marina and some shared facilities but have their own beach area, pool configuration, and dining programme.

Sani Beach

Sani Beach is the largest and most central hotel within the estate, with a long private beach, five pools, and a programme of activities that runs from morning yoga to evening entertainment. It’s also where the all-inclusive option is most prominently available.

The all-inclusive board basis covers three meals per day at the main buffet restaurant and two Γ  la carte restaurants, local beer, wine, and spirits (including standard Greek labels) throughout the day, afternoon snacks at the beach bar, and non-motorised watersports access. The children’s club operates in age bands from age four to twelve, with a separate teen programme. Evening entertainment is organised around the beach bar and the outdoor theatre near the marina.

From approximately €200–350 per person per night all-inclusive in peak season. Best for: families with children aged four and over, groups of friends wanting a structured but high-quality beach holiday.

Sani Club

Sani Club sits adjacent to Sani Beach and runs a similar all-inclusive model. It has a slightly more compact layout with fewer pools but a more pronounced focus on water activities - the sailing school, windsurfing tuition, and pedalo hire are based here. The kids’ club at Sani Club has a strong activity programme with sports coaching (tennis, football, sailing) in addition to the standard arts and crafts format.

The beach at Sani Club is narrower than at Sani Beach but equally clean, with Blue Flag accreditation. The food and drink offering mirrors the Sani Beach all-inclusive scope.

From approximately €180–310 per person per night all-inclusive in peak season. Best for: sporty families, groups where activity and watersports matter more than pool size.

Porto Sani

Porto Sani is a five-star boutique hotel within the estate, positioned around the marina. It has 60 rooms and suites, many with private pools or direct water access. The hotel has a quieter atmosphere than the larger all-inclusive properties, and while families are welcome, the guest profile tends toward couples and small family groups rather than large bookings.

Dining at Porto Sani includes a fine-dining restaurant and a waterfront taverna; the marina position means fresh fish is a consistent feature. Room-only and half-board are the standard board options - Porto Sani does not operate full all-inclusive.

From approximately €350–600 per person per night in peak season (half-board). Best for: couples wanting boutique luxury with marina access, families with older children who prefer a relaxed atmosphere over kids’ clubs.

Sani Asterias

Sani Asterias is the flagship adults-only property within the estate - 55 suites and villas, no children under 16 permitted, and a design focus that sets it apart from the volume accommodation at the other hotels. Most rooms have private sea-view terraces; a number have private pools.

The restaurant at Sani Asterias, Elia, holds a consistent reputation as one of the better hotel restaurants in northern Greece, with a Greek-Mediterranean menu that changes seasonally. The spa is proportionally large for the room count. Room-only and half-board are the standard board options.

From approximately €550–900 per person per night in peak season (room only or half-board). Best for: honeymoon couples, anniversary celebrations, adults wanting high-end privacy in a well-managed resort context.

Sani Dunes

Sani Dunes is the newest addition to the estate, opened in 2022 as a more contemporary-styled property targeting younger adult travellers and couples. It sits on the western side of the estate with direct beach access, a design-led pool and beach club, and a more informal food and beverage programme compared to Sani Asterias.

From approximately €280–450 per person per night in peak season. Best for: couples in their 30s and 40s who want a design-led property without the full five-star formality of Asterias.

The Sani Festival

The Sani Festival takes place in August within the resort’s open-air amphitheatre. Programmes typically span jazz, classical chamber music, and world music acts over 10–12 nights. Past performers include Norah Jones, Diana Krall, Paolo Nutini, and the Berliner Philharmoniker’s chamber ensemble. Tickets are sold separately from accommodation bookings and sell out well in advance of the festival dates. Staying within the resort is not a requirement for attending, but guests staying at Sani have the advantage of walking distance from their hotel.

Getting There and Practical Notes

Halkidiki is served by Thessaloniki Airport (SKG), approximately 60–75 minutes from the Sani estate. International charter flights serve Thessaloniki from most major European airports in summer; from the UK, direct services operate from approximately late April to mid-October. Private transfers from the airport cost approximately €65–85 one way.

The Sani estate has on-site car rental and a boat shuttle between the hotels. A buggy transfer service operates within the complex for guests who don’t want to walk between hotels and the marina. The estate has several shops including a supermarket, a pharmacy, and a newsagent.

Frequently Asked Questions

Which Sani Resort hotel is best for couples?
Sani Asterias is the standout choice for couples - it's a 55-room adults-only boutique five-star with direct sea access, private terraces on most rooms, and an atmospheric fine-dining restaurant. Porto Sani suits couples who prefer a quieter family-friendly village atmosphere without children's club noise. Both are considerably more expensive than the larger Sani Beach and Sani Club properties.
Does Sani Resort offer all-inclusive?
Yes, Sani Beach and Sani Club both offer all-inclusive board basis options. The all-inclusive covers breakfast, lunch, and dinner at the main restaurant venues, local beer, wine, spirits, and soft drinks throughout the day, afternoon snacks, and access to non-motorised watersports equipment on the resort beach. Premium spirits, specialty restaurant surcharges, spa treatments, motorised watersports, and marina activities cost extra. Sani Asterias and Porto Sani do not operate all-inclusive arrangements - they offer room-only or half-board.
When is the Sani Festival?
The Sani Festival is held annually in August, typically across the first two weeks of the month. It runs at the open-air Sani Amphitheatre within the resort complex and covers jazz, classical, and world music. Tickets are sold separately from accommodation - guests staying at the resort have easier access but must still book performance tickets. The festival has featured internationally recognised artists and is one of the best-regarded music events in Greece.
How do I get to Sani Resort from Thessaloniki Airport?
Sani Resort is approximately 60–70km from Thessaloniki Airport (SKG), typically 55–75 minutes by transfer depending on traffic. Private taxis cost approximately €65–85 each way. The resort arranges arrival transfer services through its concierge team, or transfers can be booked independently via Halkidiki taxi operators. There is no direct public bus service from the airport to the Sani estate.
